Construction Begins on $38M Port Jeff Housing

A $38 million housing project is underway in Port Jefferson, bringing 53 affordable apartments and new commercial space to two long-vacant properties near the village’s Long Island Rail Road station.

Perry & Main will rise three stories at the corner of Perry and Main streets, one block from the station. The mixed-use development will include 33 one-bedroom apartments, 20 two-bedroom apartments and nearly 2,300 square feet of commercial space.

The apartments will be available to households earning up to 80% of the area median income. Five will be reserved for residents with developmental disabilities, with support services provided by ACDS, while veterans will receive preference for another five, according to information provided by Gov. Kathy Hochul’s office.

Six apartments will accommodate residents with mobility impairments and two will be designed for people with hearing or vision disabilities. Other amenities will include a fitness room, outdoor space and a community room offering skyline views.

The Governor said the transit-oriented project will connect residents with employment opportunities while supporting local businesses and continuing the revitalization of Port Jefferson’s upper village.

The all-electric building will feature Energy Star appliances and lighting, air-source heat pumps and energy-efficient ventilation. Conifer Realty is developing the project with Community Development Long Island serving as nonprofit sponsor and co-managing member.

Financing includes federal and state low-income housing tax credits expected to generate more than $18 million, nearly $7 million in state housing subsidies and $5 million from Empire State Development programs.

Brookhaven Town Supervisor Dan Panico credited Port Jefferson Mayor Lauren Sheprow and the Village Board for pursuing the redevelopment of the upper Port Jefferson Area.

The need for affordable housing remains substantial. Conifer officials said the company’s nearby Port Jefferson Crossing development has a waiting list exceeding 800 households.

Construction is expected to take approximately 18 months, with the development projected to open in 2027.
