Long Island's housing market continues to be driven by one simple issue: there still are not enough homes for sale. In May, the median single-family home price climbed to approximately $890,000 in Nassau County and $718,500 in Suffolk County, while available inventory remained about 8% lower than a year ago.

Nationally, the story is similar. Existing home prices reached a record median of $440,600 in June, even as higher mortgage rates kept some buyers on the sidelines. The shortage of available homes continues to support strong home values across the country.

For buyers, that means waiting may not create the savings many are hoping for. While interest rates remain higher than they were a few years ago, rates can often be refinanced in the future. The price you pay for a home, however, is permanent.

For sellers, today's market continues to offer an opportunity. Well-priced homes are attracting motivated buyers, and limited inventory means your property may face less competition than you might expect.
