Long Island Real Estate: Buyers Still Have a Seat at the Table

As we head into the fall real estate season, one thing is clear: Long Island continues to be a market where buyers need to be prepared, but there are still opportunities for those willing to look beyond the traditional single-family home.

The latest numbers show just how strong the market remains. During the first half of 2026, the median single-family home price reached approximately $850,000 in Nassau County and $710,000 in Suffolk County, according to a recent market report. At the same time, limited inventory continues to keep competition strong.

Suffolk County has been particularly impressive. In June, the median single-family sale price reached a record $750,000, up 7.1% from a year earlier. Meanwhile, Nassau's median was $875,000. Buyers are clearly still competing for desirable properties.

But here's the good news: buyers still have options.

One of the most overlooked opportunities on Long Island is the co-op market. For buyers who want to own rather than rent but find traditional homes financially out of reach, a co-op can provide a much more affordable path to ownership.

Recent data shows the median Suffolk County condo price through July was about $512,500, while Nassau's was approximately $770,000. Co-ops can often offer an even lower entry point, particularly in established communities with amenities, parking and convenient locations.

For first-time buyers, downsizers and anyone simply looking for a smarter way to stay on Long Island, a co-op deserves serious consideration. Monthly maintenance needs to be evaluated carefully, but buyers may gain access to neighborhoods and communities that would otherwise be financially out of reach.

The bottom line this week? Waiting for the “perfect” market may mean waiting indefinitely. Prices remain elevated, inventory remains tight, and demand has not disappeared.

For buyers who are financially ready, getting pre-approved, understanding the numbers and exploring every type of property, including co-ops, could make this fall a very good time to make a move.

After all, the goal isn't necessarily to buy the cheapest home. It's to find the right opportunity that fits your budget and your future.
